Ladybank’s Golf Inn up for sale – and this is the asking price

A pub which is popular with locals and golfers in a Fife town is up for sale.

The Golf Inn, in Ladybank, has been put on the market freehold with a guide price of £395,000 by specialist business property adviser Christie & Co.

Occupying a prime position on Victoria Road, the pub enjoys strong footfall, as the surrounding area is renowned for world class golf courses, as well as Ladybank Golf Club, making this a popular destination for both locals and visitors.

The business also includes The Bunker Café where customers can sit in, takeaway or order via the hatch. The current setup includes a bakery display fridge, service counter, coffee machine and seating for around 10 covers and operates as a café, farm shop and informal community space.

The Golf Inn also features a beer garden which is particularly popular during the summer months, as well as a function room that can accommodate up to 100. A self-contained two-bedroom flat historically used as owners’ accommodation is located on the upper floor.

Simon Watson, senior business agent, hospitality, who is managing the sale process, said: “The sale of the Golf Inn, Ladybank, represents a rare opportunity to acquire a well-established village hospitality business in a strong Fife location.

“Following significant investment by the current owners, the property offers multiple income streams through the pub, café, function suite and owners' accommodation, making it an attractive proposition for buyers seeking a turnkey operation with further growth potential. Its proximity to Ladybank Golf Club and the wider St Andrews golf market adds to its long-term appeal.”
